  • Owner to complete the House Plan Design Questionnaire (if applicable)

3. PRELIMINARY PLAN CREATION & PROFESSIONAL SERVICES AGREEMENT

  • Sign our Preliminary Plan Creation and Consultation Services Agreement in order to prepare:

    • 1. Preliminary House Plan (floor plan, front elevation, electrical plan, and site plan)

    • 2. Specifications Book

    • 3. Building Site Review

    • 4. Budget Estimate

    • 5. Allowance Schedule

    • 6. Tree and Topographical Survey

    • 7. Virtual Projection Floor Plan Walk Through

  • Begin working on your behalf and alongside the Architectural Designer during the preliminary house plan creation process

4. PRELIMINARY HOUSE PLAN

  • Architectural Designer intake meeting held

  • Interior design preview meeting with the Interior Designer

  • Revise and update the High-Low Cost Estimate

  • Preliminary House Plan complete, which includes: floor plan, front elevation, electrical plan, and site plan

  • Initial budget estimate complete

5. BUDGET ESTIMATE PRESENTATION & CONTRACT SIGNED

  • Construction Document Package to include:

    • Preliminary House Plan

    • Specifications Book and Allowance Schedule

    • Contract with budget estimate

    • Green Light to finalize House Plan

  • Begin Interior and Exterior Selections with Interior Designer

  • Final House Plan complete

  • Finalize Interior and Exterior Selections with Interior Designer

  • Construction Specifications and Allowances updated

  • Final estimates complete

6. HOUSE PLAN COMPLETE

7. UPDATED PRICE PRESENTATION & ADDENDUM SIGNED

  • Review updated Final House Plan, Construction Specifications and Allowances

  • Final Contract Price Addendum signed

  • House Plan, Specifications, and Construction Contract submitted to Lender (if applicable)

  • Plan submitted to the Home Owner's Association/Architectural Control Committee for approval (if applicable)

  • Close on Interim Construction Loan (if applicable)

8. PRE-CONSTRUCTION MEETING GROUNDBREAKING CELEBRATION

  • Pre-construction meeting held to review plan, specifications and construction details

  • Commence construction

  • During construction, Quality Assurance Walk-throughs as well as weekly update phone calls

  • Municipality (if applicable), independent 3rd Party, and internal Quality Assurance inspections performed

  • New home orientation meeting with homeowners - Move in!

  • Not necessarily. Many of our out-of-state homeowners see their home for the first time in person at or near completion. That said, some clients choose to visit for key milestones like framing or final walk-through. We will work with your schedule and preferences.
